Tenant Find Service Only

Our Tenant Find Service is provided for those landlords that want to manage their own properties. This service is generally only suitable for the experienced landlord who is knowledgeable in all the relevant landlord and tenant legislation and conversant with industry practices. There are many pitfalls to taking shortcuts in letting a property and we would suggest that only experienced landlords go down this route.

The service includes:

  • Visit the property to provide a rental assessment.
  • Give advice on the compliance of the property in relation to current legislation.
  • Take marketing photos.
  • Organise the Energy Performance Certificate to be provided (if required).
  • Organise Electrical Installation Condition Report and PAT Test (if required).
  • Organise Landlord Gas Safety Certificate (if required).
  • Market the property within our West End office.
  • Upload the property and photos to our website as well as the main property portals – Rightmove, Zoopla, Lettingweb, OnTheMarket, etc.
  • Handle enquiries and arrange viewings.
  • Vet Application Forms and take up references.

Once a suitable tenant has been found we will pass all the details to you in order that you can arrange for the lease to be signed, collect the deposit and make the arrangements for the start of the tenancy.

You can create the new form of Scottish tenancy agreement called the Scottish Government Model Tenancy Agreement by following this link – https://www.mygov.scot/tenancy-agreement-scotland/

You will also be required to deal with the inventory, council tax, utilities, etc.

Before leaving the UK to work abroad, I carried some research to decide which Property Management Company to leave my property with. I decided on Dove Davies. Me and my husband have rented our current property with Dove Davies since April 2015 and in that time if we have had any issues they have been dealt with very promptly. The staff are always friendly and polite. Whenever we have had a problem i.e. boiler service or any sort of maintenance they have come round at times that we have asked them to call at due to me being at work. My husband has mobility issues and the landlord allowed the council to fit a hand rail in the bathroom for him we also had a disabled bay put outside even when we asked the landlord if they would decorating the bedroom they done it for us we would highly recommend Dove Davies to others.
